EPC rules for rented homes, in plain English.
A valid EPC before you market
You need a valid EPC when you put a property up to let, and the rating should appear in your adverts.
Rated E or above to let
Privately rented homes in England and Wales generally need an EPC rating of E or above, unless a valid exemption is registered on the PRS Exemptions Register.
Give tenants a copy
Give your tenants a copy of the EPC at the start of each tenancy, and keep a record that you did.
C is the next target
The government's Warm Homes Plan sets out a move to a minimum of EPC C for privately rented homes by 1 October 2030, with a cap on what landlords must spend. Knowing your rating now makes planning easier.

Good to know.
Does the tenant need to be in?
Someone needs to let the assessor in and give access to every room, the loft hatch and the boiler. That can be you, your agent or your tenant.
My property is rated below E. What now?
Your certificate lists recommended improvements and how much each could help. Many landlords start with the lower-cost measures, then have a new EPC done to record the better rating.
How long does a rental EPC last?
An EPC is valid for 10 years. If you improve the property, a new EPC will show the better rating.
Do you work with letting agents?
Yes. Send your list of properties through the enquiry form above and we will come back to you with availability.
